Home Examinations

We offer weekly, bi-monthly and monthly examinations that allow us to become thoroughly familiar with your property so we can immediately sense if something is wrong. We will develop a checklist customized to your house and evaluate the interior, exterior, and the grounds, click here for more. You’ll receive a summary of each evaluation every month and we’ll communicate more frequently if necessary. Pricing is determined by the size and complexity of the house and your specific needs. We can deal with emergencies and watch for signs of deterioration that may develop slowly. We know that a quick, professional response to any maintenance need will save you time and money.

OUR EXAMINATION INCLUDES CHECKS FOR THE FOLLOWING:

Grounds

  • Fallen tree limbs/debris
  • Grass properly irrigated and maintained, bedded areas free of weeds
  • Bedded areas with sufficient pine straw or mulch
  • Sidewalks/driveways blown off
  • Trees sufficiently off/away from roof and house

Exterior

  • General condition of exterior of all areas that are reasonably accessible
  • Missing shingles or damage areas to roof
  • Paint and caulking condition – insufficient coverage can cause wood to rot
  • Rotting wood around decks, doors, and window facings

Interior

  • Operate mechanicals such as: garbage disposal, garage door, and elevator
  • Change Heating/AC filters as needed free of charge when supplied by homeowner
  • Annually check and replace batteries in smoke/carbon monoxide alarms
  • Check operation of refrigerator/ice maker
  • Check for broken windows
  • Operate all the sinks, toilets, showers, and bathtubs periodically
  • Look for leaks: ceilings, around skylights, windows, under sinks, in closets
  • Check for signs of moisture on vents in house
  • Ensure that windows/doors are secure
  • Check/set security system
  • Check breaker box for tripped breakers
  • Ensure water heater breaker is set according to instructions of home owner
  • Monitor heating/air conditioning: summer 80 deg., winter 60 deg. when house is unoccupied
